Several years ago, the National Association of Realtors was required to adopt a policy that would allow an Agent or Broker to be able to select an “MLS OF CHOICE”, rather than requiring them to use their specific platform. Most older MLS Systems still require a Broker to be a Member of the State and National Association of Realtors and the Local Board, as well as requiring all agents under their Brokerage to subscribe. This newer and more modern system which was developed by My State MLS in 2009 in New York and quickly expanded to all 50 states. It ONLY requires that agents or brokers simply be licensed within the state agency where they wish to PLACE listings.


Although My State MLS members can still search and access all Realtor.com data nationwide, they are NOT required to be a member of those State or National organizations or Local Boards, and they will not be controlled by those bylaws, rules, fees, and automatic fines they had to agree to when they became a member. Only your basic state license law and My State MLS rules and bylaws will apply to your listings. We ourselves operate a Florida Real Estate Brokerage, and after a complete period of rigorous testing for this Product Review, we liked their system so much that we switched over to My State MLS as our preferred MLS, and provided our current local MLS and Board and other vendors with a notice of non-renewal, reducing our annual costs from about $2000 per year to just $380 per year (a savings of about $1600 per year). As a Broker myself, I can highly recommend MY STATE MLS to anyone looking for an single-point Nationwide System using all the latest technology and interfaces.


You can of course belong to both your existing MLS as well as My State MLS if you wish. This new MLS option will save a great deal of time and money, and allows agents and brokers to greatly expand their referral business nationwide. This will be a very powerful tool for listing agents to receive inquiries directly without having to pay for leads from third party sources. It will be equally important for Buyers Agents when the new NAR rules take place in July 2024, because My State MLS already has Exclusive Buyer Broker Agreements, Individual Broker Referral Agreements, and Listing Agent to Buyers Agent Commission Agreements in place that you can use with eSign DOCS to make establishing your Buyers Commission Agreement quick and easy.


Additionally, My State MLS has a simple approval form for your current Broker to sign which will allow any individual Agent to subscribe to My State MLS as their “MLS of Choice” without requiring the Broker themselves or any of their other Agents to have to subscribe to as well.


Besides just Agents and Brokers, My State MLS also has a more liberal policy of also allowing Appraisers, Auctioneers, Attorneys, licensed Mobile/Modular Home Dealers, and licensed Mobile Home Communities to become members and place their own listings into the MLS Platform, allowing them to post rentals available to a wide range of new prospects. You can also auto-post your MLS feeds, open listings and ads into social media pages such as Facebook, Twitter, and others with a single click. This also allows you to offer these types of sellers or landlords either an Open Lising AD, or an Exclusive Agency Listing (while still allowing them to make their own sales/leases to buyers/renters that you did not refer to them). This feature opens up a whole new area of income for Listing Agents.
